The proximity to the Klein Independent School District and numerous area conveniences separate the Lakes of Avalon Village from other planned housing communities in Spring, Texas, near Houston. Centrally located, the Lakes of Avalon Village offer residents a wide variety of in-neighborhood amenities, as well as Spring’s retailers and entertainment. Expected In 2015, a new grand parkway and multi-use stadium are due for completion, which should further increase opportunities for Village residents. Managed by the Village’s property management company, the neighborhood’s clubhouse, swimming pool, lakes, running trails, and tennis courts attract residents of a variety of ages. A community association encourages residents to maintain the aesthetics and good conditions of their properties to facilitate a high-quality feel to the neighborhood.
The “lakes” in the Lakes of Avalon Village are the community’s two stocked fishing ponds. Walkers and joggers may explore the perimeter of each, enjoying the relaxing sounds of fountains. The swimming pool features six lanes, and the two tennis courts are lit for nighttime play. Residents who wish to host large gatherings may take advantage of the Lakes of Avalon Village’s clubhouse. Specific rules govern use of the pool and the clubhouse to ensure proper maintenance and full enjoyment.
Lots at the Lakes of Avalon Village vary in size from 55 to 65 feet by 115 feet. To date, three builders, CastleRock Communities, Compass Pointe Homes, and Lennar Corporation have constructed the units. Section 1 currently features 122 lots ready for construction, and prices range from $150,000 to $300,000.
As with most planned communities, property alterations must be vetted by the homeowners association in advance. Residents who wish to modify the exterior appearances of their homes must apply in advance to the Lakes of Avalon Village Architectural Review Committee and interior changes must meet local building codes. ACMI, the property management company, maintains the Village’s common areas and amenities and collects homeowners association dues.
